Real Estate Agent - Natasha Price

How long have you been a RE & how long has your office been established ?

I started in real estate with LJ. Hooker in 2003 after I graduated from the University of Tasmania. My initial role was as a Personal Assistant and Marketing Coordinator. With L.J Hooker I was able to work across Property Sales (Residential and Rural), Business Sales, Property Management, Business Systems Administrator, and Marketing.

Currently I am a Licensed Real Estate Agent with Coco Real Estate. Our office has been established for 8+ years. Our Principal has 40 years RE experience including many years with REIV.

What suburbs do you cover & why do you like the area ?

We are centrally located at 158 Marine Parade (Gold Coast Highway), Southport which is perfect as I work primarily in Southport, Labrador, Biggera Waters and immediate surrounding area. I specialise in properties located along the Broadwater area on the Northern end of the Gold Coast.

I live, work, and play in the area I work in. It is a beautiful stretch of the coast which features Broadwater and surf beaches, as well as being only 45 minutes from Tamborine Mountain.

Southport is a central CBD area on the Coast and features the Gold Coast Light Rail, Olympic standard Aquatic Centre, Broadwater Parklands, Australia Fair, China Town, and is just 5 minutes from the new Gold Coast University Hospital.

Southport and Labrador are fast becoming a growing area with an enormous amount of new developments and infrastructure. The suburbs feature new and old housing ranging from one-bedroom apartments, to your old school 3-bedroom single level homes, contemporary 4-bedroom duplex', and some amazing large properties catering to the Prestige customers.

What words of wisdom would you provide to buyers looking in these areas?

It's a highly sought-after area, so keep tabs on the recent sales prices. Establish a relationship with a few of the local agents so that you can be made aware of the properties asap.

Ensure you have your finance in order because there are an increased number of cash buyers you are competing with. If you want to get building and pest inspections done, make sure you have already researched the service providers in the area and their availability.

What words of wisdom would you have for renters looking to lease in these areas?

Email is your friend. Our Property Managers are busy and can't always make time to see you if you come in in person. Send an email with your application, include photos of yourself (as we often forget people's names), and personal references please. Be honest. We have ways to check your credentials.

What changes, if any have you seen in the market place in relation to trends & prices in the last

6 months ?

We have seen the market in our area change every 3 months. This has primarily been an increase in the price of properties across the board, but most significantly for properties situated on good size allotments rather than apartments.

There has been a significant influx in the number of first home buyers trying to enter the property market, as well as parents who are purchasing investment properties for their children to rent from them as we have a shortage of rentals available.

Since the announcement of the RBA rate rise, there has been a plateau in the number of sales in Southport / Labrador, but we have not seen any significant shift in property prices as yet.

Who are coming into the area and from where ?

Many of the buyers have been inter-state investors from New South Wales. Some are considering moving here, whilst many have purchased properties for their children to live in whilst they attend Griffith University. I have also met many people who were affected by the floods in Ballina and are looking to relocate.

What was most memorable sale in the last few months & why ?

Every sale is memorable in it's own way, but I settled a sale last week for a beautiful older couple who live inter-state. The husband is unwell and hospitalized, and his wife was feeling very overwhelmed by the prospect of reducing their liabilities and getting things in order in her husband's absence as he had always taken care of their financial dealings. Whilst selling a property always gives me a buzz, the most fundamental aspect of my role is to represent my clients in a transparent, professional, and understanding manner... and we always have a laugh when they receive a giant box of 'Who Gives A Crap' toilet paper from me when the property settles (a gift which proved to be even more valuable during Covid lol).

Is there a commercial property area / market & what is its characteristic/ what does it offer ?

Southport is home to a relative size CBD catering for a broad range of services including; supermarkets, department stores, Government services, hospitality, sporting facilities, aged care communities, Law enforcement, higher education, Car sales yards, China Town and many more. Transporation is excellent throughout the area with the Gold Coast light rail running throughout, as well as buses and taxi services. Southport is also home to a large variety of accommodation options including; hotels, resorts, short term holiday rentals to name a few. Southport is considered by many to be the CBD of the Northern Gold Coast.

Are there any new developments in the area ? or do you know of any that might be coming up ?

There are many new exciting developments springing up in the Southport precinct, ranging from medium density townhouses, to high rise buildings catering to the most discerning buyers. The bulk of the new developments are located along the Broadwater so they are within a short walk of the beach, parklands and boating facilities, or deliver exceptional views across the broadwater to the pacific ocean.

A lot of low set buildings which were built in the 60's to 80's are being replaced with contemporary buildings which are designed to accentuate the coastal vibes, relaxed lifestyle, and urban location.

Southport is such an incredible suburb which provides enormous amounts of diversity, opportunity, and growth.

What interesting property are you working on now ?

It is a DA Approved - ready to develop - medium Density / or a family home.

It is set on a near level block of approx 658m2 in the one of the most desirable pockets in Runaway Bay, this property oozes opportunity.

The current owner has done all the hard yards and can provide you with the plans and development approval he has to build three townhouses on this allotment, making this a quick turnaround for new or seasoned developers. The current designs for the townhouses see them featuring 3 bigger than average bedrooms, 2 bathrooms, garages, open plan living and external living areas, however there is scope to change the internal designs and layouts to cater for prospective purchasers requirements.

Just a short walk to the iconic Cav's Steakhouse, Broadwater, parks, boat ramps, Shopping and sporting centres, library, schools, medical services, police station, and much, much more!

Runaway Bay is more than just a suburb, it offers a 'lifestyle' which has already established infrastructure, services, and a highly regarded reputation as one of the best areas to live on the Northern end of the Gold Coast.

Currently this property is a family home featuring 4 bedrooms with built-in robes, 2 bathrooms, open plan living area with high vaulted ceilings, spacious kitchen with stone benchtops, a large inground swimming pool, separate building with third bathroom attached to the garage and carport, and an undercover outdoor dining area.
